What is a security deposit?

A security deposit is a specified amount of money that is requested by a landlord or owner of an asset from the tenant or user of the asset as an advance payment or advance rent. The purpose of the security deposit is to safeguard the interest of the owner of the asset in case the tenant or the user breaches any contractual agreement or conditions specified in the rental agreement.

This amount of money or funds can also be used as a coverage or claim for any type of damage, loss to property or asset, cleaning or maintenance purposes. In many cases, the security deposit may be held by the landlord or owner of the asset as a trust of safe deposit that may be returned at the end of the contractual period.

The receipt for the security deposit which is issued by the provider of the amount is called a security receipt. This document helps acknowledge that an initial payment has been made by the provider or tenant for the asset and makes a good proof that a monetary transaction has been taken place between the two parties.

In many cases where the security deposit is refundable and returned at the end of the contractual period, this security receipt acts as an evidence or supporting document to claim this amount from the landlord or owner of the asset. Hence the security receipt template is a very useful document.
